JEJU AIREST CITY
Berjaya Jeju Resort
2011
Jeju, South Korea
Overview
Moving beyond the limitations of conventional resort-focused development, this project is envisioned as a residential business–oriented mixed-use city targeting the global creative class. It is grounded in the value of UNESCO-listed natural heritage and the geopolitical potential of the 33rd parallel north.
Developed on a vast 744,207㎡ (approximately 220,000 pyeong) coastal site in Yerae, the project transcends tourism to form a mega-scale, self-sustaining lifestyle city where leisure, business, and residential functions are seamlessly integrated.

Urban & Architectural Concept
Recognized with the Gold Award at MIPIM Cannes, the world’s most prestigious real estate exhibition, the project demonstrates exceptional master-planning capability. It reinterprets Jeju’s unique topography—oreum volcanic cones and Gotjawal forests—through a contemporary architectural language, creating an “Intellectual Resort.” Beyond a traditional leisure destination, the plan realizes a Creative Business City where long-term living, work, and leisure coexist. Each district features specialized architectural designs and organic storytelling, forming a sustainable urban ecosystem in which nature, architecture, and human activity exist in balanced harmony. This project sets a new global benchmark for next-generation resort development.
Business Vision & Philosophy
Rooted in Planning Korea’s philosophy that “a city becomes sustainable only when it is actively used and consumed,” the project integrates high-value content—shopping, medical services, hotels, resorts, and entertainment—into a multidimensional platform that maximizes investment value.
Rather than supplying hardware alone, it establishes a self-generating consumption ecosystem and cultural economy, positioning the development as a world-class landmark and future economic hub that represents Jeju on the global stage.
